Gold Coast’s most ‘family-friendly’ suburbs

GILSTON and Tallebudgera are the most “family-friendly” suburbs on the Gold Coast, new research reveals.
Well Money has revealed the best suburbs for families to live in Queensland with Gilston ranking ninth and Tallebudgera rounding out the top 20.
According to the data, supplied by property research consultancy Suburbtrends, a family suburb must have owner-occupiers making up at least 70 per cent of the suburb’s population, have a median house price between $200,000 and $1.5 million, and be less than 200km from Brisbane.

Houses must also make up at least 60 per cent of the suburb.
Suburbs were then ranked based on their change in stock levels over the previous three months with all suburbs recording a jump in stock.

Well Money CEO Scott Spencer said buying conditions in both Gilston and Tallebudgera had become a little friendlier for family buyers recently.
“During the three months to May, median sale prices rose 1.3 per cent, compared to 16.4 pre cent for the year to May,” he said.
“Meanwhile, inventory levels have increased from 0.7 months to 1.9 months.
“That’s still very low, but it’s certainly an improvement.”

Mr Spencer said the Tallebudgera house market had been a strong performer over the long-term, with the median house price rising by an average of 11.6 per cent per annum
“More recently, prices jumped 23.6 per cent over the year to May.
“However, in good news for buyers, that growth has really slowed lately, with house prices increasing just 1.5 per cent over the three months to May.
“At the same time, inventory levels have increased from 3.2 to 4.0 months, while days on market have remained steady at 47 days, suggesting the market is becoming friendlier for buyers.”

Ray White Robina agent Viviane Madrieux, who is selling 20 Jackaroo Crescent, Gilston, said Gilston offered the perfect balance of rural and city life.
“At Gilston you’re among nature – you see kangaroos and deer but you’re still so close to the city,” she said.
“It’s also a very friendly neighbourhood.
“There are plenty of young families calling Gilston home.
“It really is a little piece of paradise.”
The Jackaroo property is being marketed as a “stylish family entertainer” with four bedrooms, two bathrooms and a pool on a 1000 sqm block.
