Acreage lifestyle: Is the race for space on the Gold Coast over?

THE popularity of acreage living on the Gold Coast hit new heights over the Covid property boom and its showing no signs of slowing down.
Latest PropTrack data reveals inquiry in some of the city’s most popular acreage-lifestyle suburbs doubled and even tripled over the 12 months to June, 2022.
Bonogin was the standout with inquiry up 357 per cent, while Currumbin Valley also proved popular, up 209 per cent.

Mount Nathan continued to impress and is up 128 per cent, while Tallai and Mudgeeraba recorded a 79 per cent and 78 per cent increases.
It follows a surge in activity over the past two years as househunters craved space while the country was plunged into repeated lockdowns.
“The suburbs that have generally seen the largest increases in inquiry have also seen large increases in listings, so inquiry in many regards seems to be supply led,” said Cameron Kusher, PropTrack director economic research.

“Some of the more affordable acreage markets have seen larger increases in inquiry highlighting that perhaps people looking at acreage are somewhat more price sensitive now than those that were seeking those properties earlier in the pandemic.”
While some suburbs recorded huge gains, others recorded dips in inquiry including Springbrook, which dropped 55 per cent and Gilston, which was down 39 per cent.
Interest in Tallebudgera Valley was down 26 per cent while at Upper Coomera it was down 23 per cent.

Kollosche agent Kara Christensen, who recently sold 582 Main Western Rd, Tamborine Mountain for $2.2 million, said there was still plenty of interest in lifestyle properties despite more stock on the market.
“While we aren’t entering lockdowns anymore, people have learnt to appreciate the space that you get living on acreage,” Ms Christensen said.
“It’s a lifestyle change and people are still chasing that change.”

Cedar Lodge Retreat, Main Western Rd, Mt Tamborine is on the market.
REIQ Gold Coast chairman Andrew Henderson said buyers would continue to swarm towards acreage on the Gold Coast.
“That lifestyle suits a significant number of people and going forward it’s still going to remain a popular product,” Mr Henderson said.
“Since the pandemic people are not in the office as much and have the opportunity to perhaps have that acreage property.

427 Tallebudgera Creek Rd, Tallebudgera Valley is for sale.
“They aren’t spending that time travelling to the office and have got that time at home.
“There is a lot of work – fencing and mowing, and all of that maintenance of larger blocks of land, but there will always be those willing to take up that lifestyle.
“I don’t feel that it will subside any time soon.”

25 Lanes Road, Wongawallan is on the market.
Buyers agent Matt Srama of The Srama Group shared a similar view.
“Throughout the Covid pandemic Hinterland property was hugely popular especially with interstate clients,” Mr Srama said.
“While properties closer to the beach will always be more in demand, we are noticing demand for acreage is still there.”
