It’s what desert dreams are made of — lounging by the pool, perhaps with a classic martini in hand, enveloped by the rich warmth of mid-century style.
Arcadia is a four-bedroom, three-bathroom showstopper at Mermaid Waters, inspired by the Palm Springs aesthetic of the late 1960s and 70s.
TMD Constructions’ Taylor Davies and his partner Brooke Fullick have pulled off their own luxurious interpretation of the retro style with a nod to the elegance of Japanese minimalism.
Arcadia is the fifth project for the couple, who have two young daughters, Aveah and Bloom, and the second drawing on principles of timeless Modern design.
Japanese minimalist influence
The two-storey property on a 613 sqm lot at 7 Arcadia Dr is marketed by Coastal agent Joel Madam and goes under the hammer on April 13.
Ms Fullick said she was inspired by Japanese minimalism, fusing indoor and outdoor living spaces while developing a bespoke atmosphere featuring raw materials with bold colours and textures.
“Our last project in Burleigh Waters had hints of this mid-century Modern style but we have really levelled up at Arcadia – we have gone with a much richer palette of colour,” she said.
“I know what I want in my mind, and I have a friend who does 3D modelling for me to make it come to life and then it’s over to Taylor to execute it.

“But I cannot tell you the number of hours that exist in between meticulously sourcing materials and measuring up tiles and finding samples and building relationships with suppliers – it’s a lot.”
Think walnut, cork tiles, hardwood door jambs with shadow lines, rendered stairs and floor-to-ceiling custom polytec cabinetry.
Ms Fullick said she aimed to move away from the “bright white” style synonymous with the area to introduce a “warmer” feel, while still honouring the quintessential coastal lifestyle.

The property centres around an expansive alfresco area with custom bench seating and outdoor kitchen equipped with built-in BeefEater barbecue and low maintenance landscaping.
There is an outdoor shower for post beach trip ease, touchless exit at the aluminium front gate, aluminium pool fencing and a double carport with extra storage, cabinetry, and benchspace.
Inside the kitchen features a butler’s pantry, pyrolytic oven, five-burner glass gas cooktop and integrated appliances.
The living areas are kept cosy by the usage of custom joinery and a Dimplex wall-mounted electric fireplace, with lavish appeal in the bedrooms and bathrooms characterised by quartzite natural stone and custom-coloured concrete surfaces.

The family company has juggled their last two projects in unison with welcoming their two children.
“We have done back-to-back houses and had back-to-back babies, basically,” Ms Fullick said.
“We are hoping to have a break after this one and head to Bali for a couple of months to unwind.”
Will the next project have Balinese-inspired influence?
“Maybe – I love Asian fusion design, but I am still really hung up on Japanese designs and their use of raw materials,” Ms Fullick said.
“Who knows what I will come up with next, but I know it will mean Taylor working the 12-to-14-hour days to bring it to life.
“We love what we do and with each build we get a bit more guts to go a bit harder and do something different and really put our personalised touch on it.”
