Lifestyle drives record growth in coveted Gold Coast suburb

Construction has started on the highly anticipated Capri villas, the first new development approved on the exclusive Isle of Capri in 30 years.

A collection of 48 luxury three- and four-bedroom villas, Capri offers a luxe Mediterranean-inspired lifestyle in one of Queensland’s most prestigious postcodes.

Capri is now under construction on the Gold Coast’s exclusive Isle of Capri.

PropTrack economist Anne Flaherty says areas around Capri have seen enormous price growth in recent years.

Houses in Surfers Paradise have increased in value by 94.6% in five years, with a current median price of $2.9m for houses, while units have risen by 62% to a median price of $640,000.

“This type of growth is really strong,” she says. “It far exceeds property growth we’ve seen in the rest of the country.”

“It speaks a lot to the lifestyle aspect of the Gold Coast, as well as the migration the area saw during the pandemic, and continues to see, with both downsizers and young families.”

Capri is a boutique development of 48 luxury villas by Monaco Property Group.

The boutique development by Monaco Property Group features three- and four-bedroom residences, architecturally designed by global practice Plus Architecture and local Gold Coast award-winning firm BDA Architecture.

With its blue-chip location, opulent architectural design, resort-style amenities and exclusivity within a secure gated community, Capri is shaping up to be one of the hottest new addresses on the Gold Coast.

Premium construction

Greyburn, a seasoned Queensland builder with a remarkable 35-year track record, has embarked on bringing this luxurious vision to life.

Recognised for their quality craftsmanship and collaborative approach, Greyburn is setting the foundation for an unparalleled living experience.

Capri is currently under construction by Greyburn.

Construction commenced in February and the use of tilt slab concrete block work and suspended concrete slabs ensures not only enduring structures but also a promise of unmatched quality.

“That’s why we’re achieving record prices for the location and style of product of this nature,” says NPA Projects Director Andrew Erwin.

Capri has recorded over $72 million in sales to date with 60% of the project sold, attracting interstate and local buyers seeking premium resort-style living in a secure gated community.

Residents will be able to move into their new homes in 2025.

Erwin says many builders and developers choose to live on the Isle of Capri themselves, drawn by its privacy, amenities and proximity to the water.

Three-bedroom luxury villas are available at Capri from $2,375,000.

The lap of luxury

Capri doesn’t just offer residences – the resort-style amenities serve as a relaxing oasis for residents and cultivate a sense of community, Erwin says.

“We’ve seen a tendency for potential buyers to say they’re just as comfortable living in a blue-chip location like Isle of Capri in this kind of format, although they may have begun their property search looking at an apartment by the beach,” he says.

“When you speak to the future owners of Capri, it really highlights the eagerness of residents to connect and build a vibrant community that is Capri.”

Standout communal amenities include a sun deck, outdoor dining terrace and barbecue pavilion, plus tropical landscaping, a lawn terrace and residents’ lounge complete with built-in bar, kitchen, fireplace, large-screen TV and dining area.

It’s no wonder Capri recently won two design awards, with villa facades adorned with bronze touches and stone-inspired cladding, and a double-car garage for each residence.

Capri sets a new standard in architectural excellence, with interiors showcasing an elegant coastal palette plus exemplary fittings, Gaggenau appliances and multifunctional spaces that seamlessly blend indoor and outdoor living.

Right place, right size

Erwin describes Capri as a “right-sizing” prospect rather than downsizing, and facilitates a lifestyle catered to leisure, travel and flexibility.

“Capri really hones in on what downsizers might actually be seeking more of – and might not be getting from the apartment market,” he says.

“This is really about convenience. Buyers can travel for weeks, leaving their car securely locked up with great neighbours. When they return home, they haven’t had to worry about maintaining large gardens or a pool. It’s back to this resort-style living.”

Erwin says Capri is popular with buyers who built their own architecturally designed homes in a large family format, often on the water, who want the same level of security and comfort but in a smaller property.

Flaherty agrees the Isle of Capri is “perfectly located”, with convenient nearby amenities adding to its liveability.

“The Isle of Capri strikes the perfect balance for those who love the outdoors, but want to remain close to urban life,” she says.

“It’s a private pocket bordered by the river and has winding canals, and also close to some of the best beaches on the Gold Coast, such as Broadbeach, which would suit buyers looking for that coastal lifestyle.

“You’re only an hour from Brisbane, and about 40 minutes from the airport, which is very manageable.”

Surfers Paradise, Bundall, Southport and Broadbeach are all just a short commute from Capri, which provides easy access to great schools, shopping centres, medical facilities, commercial and business precincts.

There’s also Capri on Via Roma – a local, premium shopping village including waterfront eateries like Edgewater and Madam Fu, plus a Harris Farm Markets and boutique shops – just an 800m stroll away.
