Gold Coast real estate: Hottest under the hammer

A sprawling equestrian estate, tightly held beachfront renovator, and on-trend family home are tipped to be among bidder favourites as 44 Gold Coast properties worth $50 million go under the hammer in a mega auction event.

LJ Hooker Property Hub’s bumper program is expected to attract a total of 100-plus bidders keen to secure their slice of Glitter Strip real estate as auctioneer Justin Nickerson, of Apollo Auctions, takes the helm.

An additional 12 properties which were scheduled for the Wednesday evening event sold prior. LJ Hooker Property Hub director Dave Manby said there had been a noticeable uptick in buyer interest in the New Year.

“In December, we were getting three groups through open home inspections,”

he said.

“Since Christmas that turnout has doubled to six on the back of the pause in interest rates and inflation slowing down.

“Sentiment has really turned around and we’re excited to bring together the buyer community on the Gold Coast for what’s a diverse showcase of city real estate.”

On the back of the city’s peak tourist period, Mr Manby said beachside apartments in the sub-$1m market were attracting strong levels of inquiry.

“Each year holiday-makers fall in love with the Gold Coast and then want to take a piece of it back with them,” he said.

“But the hottest market segment is at the upper end. There’s a short supply of turnkey homes around the $1.5m price point and we’re expecting strong bidding activity for those lots in the order of sale.”

One of the headlining properties is an equine lifestyle address at 763 Tallebudgera Creek Road, Tallebudgera Valley.

The property includes a five-bedroom home, creek frontage, an excellent equestrian arena and stabling across 1.46 hectares.

More than 10 bidders have pre-registered for several other lots, including a single-level renovator on a 911 sqm block at 22 Silkyoak Ct, Burleigh Waters, on the market for the first time in 24 years.

At 10 Windemere Cres, Varsity Lakes, a family home on a corner block with a pool was popular with families seeking a move-in ready property.

Other program highlights include a two-bedroom apartment overlooking North Burleigh Beach, contemporary waterfront family home at Hope Island and a rural lifestyle property at the foot of the Gold Coast Hinterland.

LJ Hooker general manager Steve Mutton said the event capitalised on the Glitter Strip’s brisk summer selling season.

“Back in September and October, Dave and Ray identified the opportunity to capitalise on what’s the peak real estate selling period for the Gold Coast,” said Mr Mutton.

“Across the LJ Hooker Property Hub’s offices, sellers have bought in to the vision and are set to benefit from the increasing competition in the market.”
