Onyx at Palm Beach sets a new benchmark in beachside living
An edgy new build in Palm Beach was snapped up for $3.6m ahead of auction by interstate buyers who had not yet set foot inside the luxury Queensland home.
The sale set a new record as the highest price paid for a non-waterfront residential house in the sought-after southern Gold Coast enclave.
Marketing agent Katrina Walsh, of Harcourts Coastal Prestige, said the Melbourne-based buyers were drawn to the luxury home’s avant-garde design, which was itself inspired by contemporary architecture more commonly seen in the southern state’s capital city.

Known as Onyx, the multi-level masterbuilt and engineered home’s dark and broody good looks had created a sensation as soon as it was listed ten days prior.
“The product had attracted so many buyers, and with the intense amount of inquiry received and so many people already inspecting the property, our Melbourne buyers started to commit straightaway,” Ms Walsh said.
“They were very excited because they appeciated the quality of the product, its design and the interior finishes.
“They particularly loved the dramatic, dark colour palette and the contrast of this with the natural textures used in the build,” she said.

The just-completed project on a 589sq m block at 6 Denawen St was created by Story Design Collective and built by local husband and wife team, Nicquel and Sam Carmichael of Carmichael Build.
“Traditionally, people on the Gold Coast have tended to shy away from darker tones, however, there is a new wave of custom houses using bold black interiors and exteriors in suburbs across the city and buyers are welcoming it,” Mrs Carmichael said.
“Done right, black can be sophisticated and alluring. It is a statement of strength but also one of comfort. In feng shui, black represents the water element and symbolises calmness and depth.”

Designed to capture light and sea breezes, Onyx’s ground level has 2.7m-high ceilings and fluid transitions between living spaces and its multiple alfresco terraces. There’s a pool, entertaining deck, built-in barbecue, and sunken fire pit.
A spacious kitchen with a large butler’s pantry and 5m-long island bench is the central hub on the ground level, which is also where a powder room, executive study with a private entry and an ensuite guest bedroom are located.

The top level of the property is designated to sleeping quarters.

Ms Walsh said Onyx was sure to inspire other developments in the suburb to push the boundaries of traditional design, as more buyers sought to invest in upmarket turn-key homes.
“There is a lack of brand new, quality homes on the market at the moment,” Ms Walsh said.
PropTrack data shows house prices in Palm Beach were up 40 per cent over the last 12 months to a median of $1.502m.
