AREC summit: how to seal a mega-deal on Multimillionaire’s Row

Ex-Billabong executive Scott Perrin knocked back a hefty offer for his beachfront mansion before it sold for an eye-watering $25 million.
The sale price for the Gold Coast trophy home remains one of the highest ever paid for a Queensland house, and was the deal that thrust high-profile agent Michael Kollosche back in the game after a five-year hiatus from the real estate industry.
Addresing the sold-out AREC summit on the Gold Coast on Sunday, Mr Kollosche said he advised Mr Perrin not to accept a significantly lower offer for the landmark property along Mermaid Beach’s exclusive oceanfront strip, known as Multimillionaire’s Row.

Mr Kollosche said he urged Mr Perrin to instead invest more into marketing the glamorous three-storey house, which sold in 2016 to an interstate investor.
“[Mr Perrin] was strongly considering taking $20.5 million,” Mr Kollosche said.
“He said, ‘you’d be the only guy who’s about to make $600,000 and telling me not to take it’.
“I said, ‘I think I can do a lot better’.”
Mr Perrin, a former lawyer who was instrumental in the public float of the iconic Australian surfwear brand Billabong, had previously spent $150,000 marketing the home when it was listed with another agent.

The Kollosche campaign continued for another five weeks before the deal was clinched.
It was exceeded on the Gold Coast only by the $27 million sale of a partially renovated Mermaid Beach mansion which changed hands in 2008.
Dressed in his signature jeans, dark jacket and white trainers — but without his usual baseball cap — Mr Kollosche was interviewed by MC Tom Panos in front of the 4,200-strong crowd.
Mr Kollosche began his property career 25 years ago, but only launched his eponymous agency on the Gold Coast in 2019.

The company has since grown into a $50 million “super business” with more than 100 employees across sales teams and support staff including in-house marketing and legal departments.
“We built what we’ve got from the ground up and I think we’ve been very particular about who we let into the tent,” Mr Kollosche said.
“I learnt from experience that working in an environment that is not conducive to success and is toxic can make it very hard.
“A big part of our success has come from collaboration and it’s a culture that we’ve really held true to,” he said.
AREC is the Australian real estate industry’s largest event and was founded 24 years ago by John McGrath.
This year’s headline speakers for the two-day conference included Matthew McConaughey, Seth Godin, and Mel Robbins.
