Property records show owner Shaun Mellish purchased the land for $1.03m in December 2017, with a DA for the shed noted one year later.
Mr Wildermoth said the owner had to date invested $800,000 on building and fitting out the shed.
He said the listing had attracted strong interest from people searching for a base for their home business, as well as from tree-changers wanting the space and infrastructure to “tinker with cars”.
The shed would suit use as a trades workshop or for storage requirements, while its mezzanine-level loft bedroom and provisions for a kitchen and bathroom offered scope for accommodation.
