Carrara outshines the beachfront market with rumoured $20m sale

Industry sources say a $20m contract has been signed for 10 Maryland Ave, Carrara.
A home in Carrara has potentially trumped some of the biggest sales along the Gold Coast beachfront, with the property going under contract for a rumoured $20m.
Designed by the internationally renowned Gold Coast architect Jared Poole, 10 Maryland Ave was on the market for only 11 days before three significant offers were received by agent
Adam Cain, who co-marketed the property with colleague faith Liu of Amir Prestige Group.

Neither would not comment on the sale other than to say that it was a record for the suburb, which would no doubt stand for some time to come.
If industry rumours are true, the price paid would have exceeded any previous sale in Carrara by $7m. The record currently stands with 640 Nerang Broadbeach Rd, which was sold by the Dennis and Angela Perry for $13m earlier this year.

It would also make it equal fourth in a list of the top sales in Queensland for 2022, matching the sale of the penthouse in the yet-to-be-built Glasshouse development on the Burleigh Heads beachfront.

On the Gold Coast, it is equal the second most highest sale of the year, coming in only behind the $21m sale of a multistorey home at 159 Hedges Ave on the beachfront in Mermaid Beach.

Mr Cain disclosed little about the buyer, but did confirm they were a family from interstate who will spend time between their current home and the Carrara property.
“What I can say is that it just a beautiful property, in a great location, built to a money-is-no-object budget,” he said.
“It is a great story for the Gold Coast because it shows that there is still confidence in the market.
Agents say quality craftsmanship is what sets the house apart.
“When we see the market in Sydney and Melbourne going down, and we are still getting record-breaking sales it shows that the Gold Coast is the place to be. And demand from interstate market remains strong.”
According to RP Data, the house at 10 Maryland Ave is owned by Ian and Janette Callow, who bought the property in 2011 for $2.7m.
It has a 25m heated lap pool
They demolished an existing property on the block to make way for the tri-storey home built to the highest of standards, using the best quality materials, fixtures and fittings throughout.
Located on almost an acre block, the estate is elegant and sophisticated with a sweeping magnolia tree-lined avenue leading to its porte cochere and motor court.

Other standout features include triple-height, coved and coffered ceilings, timber flooring, French doors, a stone-clad fireplace, two guest wing suites, home office, gym, steam room and 25m heated lap pool flanked by an entertaining pavilion, along with a custom boathouse, large pontoon and jet ski dry dock, championship tennis court and pavilion, 1,340 bottle wine cellar and a pillar-less basement garage that accommodates 12 cars.
The house is surrounded by gardens designed by a landscape architect.
Amir Mian, principal of Amir Prestige Group, said what placed the home on a par with some of the Coast’s most expensive beachfront properties was its quality.
“It’s like a Bentley car. Why are they so expensive? Because when you sit in it you can see it is all hand made and has only the best components throughout. The house at 10 Maryland is the Bentley of houses. It is designed and built to perfection.”

Carrara and in particular Maryland Ave is fast making a name for itself among cashed-up buyers on the Gold Coast.
The suburb has turned out several $10m-plus sales over the past two years, including the home of V8 Supercar champion Paul Weel and his wife Emma, who sold their Maryland Ave hoe for $10.9m last year and the $12m sale of a block from 8-12 Riverbend Ave.
Outside of well-heeled Monaco St in Broadbeach Waters, Carrara is one of the last remaining suburbs that is close to the coast but has large, acreage-size blocks with direct access to main river.
