Balter Brewing boss lists dreamy Gold Coast holiday villas

Kick back with a cold drink at these dreamy Gold Coast holiday villas, crafted by Balter Brewing head of operations Aaron Waters and his creative whiz wife Sarah.
The Villas by Bilinga Beach Abodes was the couple’s second personal project, drawing on Aaron’s — better known as Aza — background in building design, and Sarah’s flair for timeless style with a good dash of fun.
The Waters purchased the 1960s building in 2020 and converted its original layout of a self-contained unit on each level into two spacious apartments with a loft.

Featuring white-washed exteriors with pops of bright pastels and cheerful prints inside, the light-filled villas were designed as short-term holiday accommodation but are also in demand as a photoshoot location.
The six-bedroom, four-bathroom property on a 290 sqm lot at 173A Golden Four Dr, Bilinga is for sale via an expressions of interest campaign with Harcourts Coastal agents, Ed Cherry and Lochie Torpy.
Completed in 2023, the renovation echoes the same playful take on modern coastal style as their former project, the signature Bilinga Beach Abode. This re-imagined beach shack is home to the couple and their three surf-loving children, Brax, 12, Frankie, 9, and Chilli, 5.

Away from Bilinga, Aaron has been integral to the success of craft beer juggernaut, Balter Brewing, co-founded in 2016 by Aussie surf stars, Mick Fanning, Joel Parkinson, Bede Durbidge and Josh Kerr.
Aaron oversaw the build and later expansion of Balter’s Currumbin headquarters and tap room. The company was Australia’s fastest growing independent brewer when it sold to industry goliath Carlton United Breweries in 2019 for between $150m and $200m.
Sarah also heads up nursery products line, Bubbles Lane.
“We wanted The Villas to be really fun and different — a perfect holiday destination,” she said.
“We love a pop of colour and playing around with different textures and clashing patterns as well, and that extended to the linen through all the bedrooms, too.”
Each apartment has three bedrooms and two bathrooms along with a barbecue entertaining terrace and private plunge pool – one tiled in pink, the other mustard.

The bathrooms and retro-inspired kitchens extend the celebration of colour. Guests can shower surrounded by mustard patterned tiles or bath in a stunning pink concrete tub. Come mealtime, cook up a storm with integrated appliances in each of the kitchens – one in peach, the other sage.
Other features include American oak timber floors, built-in seating, cathedral ceilings, and smart wired security.
Sarah said a spiral staircase in the upstairs villa was an afterthought to initial plans. When the build team popped the roof to expose the rafters, they discovered an additional space which would become the loft.
“We had to rejig the floor plan to fit the staircase and the only one which could fit was a helical one,” she said.
“We thought if we were going to put a staircase in a villa then it must be beautiful and stunning. The fashion brands love shooting on the staircase.”

Mr Cherry said the property had earned $52,000 in holiday rental income over six months through social media referrals alone.
“The property is so unique in that you get two villas and it is income producing,” Mr Cherry said.
“I haven’t seen anything quite like it, with the income possibilities plus on-trend styling, and then you add another layer of rareness to it that you are within 100m of the beach.
“It is like buying the brand the family has already established, and at the right price they are happy to do it fully furnished with all the social media assets, so it is a full business package.”
Peak season tariffs were between $600 and $650 per villa per night, but the villas were separately metered and could also be added to the permanent rental pool. Or, an investor could live in one and rent out the other.
The Waters are selling to focus on their next project, a new family home conversion from a knockdown in nearby Tugun, expected to be completed in August.
