$1m-plus windfall to RSPCA from beachside land sale

The RSPCA will collect a huge windfall from the $1.425m sale of a block of vacant land at Palm Beach.
The Brisbane-based owners of the 412 sqm lot at 1437 Gold Coast Hwy made a seven-figure donation to the animal charity after taking the site to auction with Ray White Burleigh Group.
Marketing agent Jared Malan said the couple were “animal lovers who were passionate about helping wildlife”.
They took the property to market in order to make a contribution to the RSPCA’s new Wildlife Hospital and Centre of Excellence at IndigiScapes Capalaba.
The charity will receive the full sale amount, minus legal fees and commission — though Ray White Burleigh Group is also donating half its commission.

Mr Malan said the vacant block was affected by an easement on the northern boundary, and likely land resumption as light rail development moved through Palm Beach.
Property records show the site was split from a larger holding, with the owners selling the adjoining beachfront parcel to a developer for $5.4m in 2021.
“The owners had no use for the property anymore, and being animal lovers, thought it
was a great way to bless the RSPCA, and help with their major new project,” said Mr Malan, who handled the sale with Isabella Burns.
An easement and looming land resumption meant the site was as prickly as Sonic the Echidna
“People occasionally leave their estates to charities when they pass away, and it’s those
charities who are the vendors.
“In this case, though, the owners just said, ‘get us your best price, and we’ll make a
donation to the RSPCA’.
“That money is going to go a long way for them, it’s quite remarkable.”
The new owners will build a pair of beachside villas
RSPCA Queensland media manager Emma Lagoon said the new wildlife hospital was launched in response to a huge increase in demand over the last 10 years.
“The current RSPCA Wildlife Hospital at Wacol was built to cater for 5000 wildlife patients
and in its first year of operation in 2012 cared for 8,359,” Ms Lagoon said.

Mr Malan said the restricted development potential of the Gold Coast Hwy block had resulted in a “very limited buyer pool”.
Palm Beach is “still hot property”
The new owners planned to build a pair of detached villas.
“Palm Beach is still hot property,” Mr Malan said.
“There’s a lot of debate around the light rail and its future is still up in the air, but even talk of that sort of infrastructure makes it a very sought-after place to live.
“It was a tricky sale given the easement significantly reduced the development upside of the block, but it can be done, and we got it done.”
PropTrack data shows the median sale price in Palm Beach is $1.65m, up 10 per cent over the past year.
