Real estate bosses have revealed the top suburbs for first home buyers, families, luxury buyers and investors to buy on the Gold Coast as the city gears up for a bumper spring season.
With demand at an all-time high but listings still tight across the city, these are the places to watch to bag a property prize, according to leading agents.

Broadbeach apartments are in high demand by first home buyers. This three-bedroom unit at 9 Brittania Ave is marketed by Mike Carter, of Harcourts, and will be auctioned on July 20.

FIRST-HOME BUYERS: “I’m seeing a trend with Broadbeach to Mermaid Beach apartments because a lot of first-home buyers have recognised the growth of house prices but still want to be in a great location, so by purchasing an apartment in an older building in those growth suburbs they still get access to the same fantastic lifestyle without have to py those premium house prices.”
FAMILIES: “Arundel is my top pick for families. You’ve got awesome schools, huge value for money with size and space and it’s a great location with the Gold Coast University Hospital and shopping facilities closeby.”

Harcourts agent Hanan Crawley will take this beachfront double block on Palm Beach’s prestigious Jefferson Lne to auction on September 15.

LUXURY: “Demand for beachfront apartments and houses around Palm Beach and Currumbin has been extremely strong.”
INVESTORS: “Mudgeeraba/Bonogin/Reedy Creek. These areas are close to some of the best schools on the Gold Coast and each has a large number of high-quality tenants backed up to rent there.”

Robbie Graham, of Ray White, is marketing a whole-floor apartment with private pool in the Jade building on Northcliffe Ave, Surfers Paradise.

FIRST-HOME BUYERS: “Increasingly, first-home buyers will have to look to apartments, and particularly older apartments, as prices have jumped so substantially that these buyers have been priced out, while the bigger first-home buyers’ grants that were available have now ceased. There are some great apartments though in markets like Southport and Labrador. You can find some apartments in Mermaid Beach though it is becoming expensive, or townhouses out in Molendinar and out to Carrara.”
FAMILIES: North: Helensvale; central: Ashmore, Carrara; south: Elanora

Elanora is a good choice for families wanting to be on the Coast’s southern side. This three-bedroom home at 4 Betony Ct is marketed by Laura Robinson, of Ray White, and will be auctioned on September 9.

LUXURY: “If you are thinking of a luxury or full-floor apartment there is an enormous amount of development right along the coastal strip from Main Beach and Surfers Paradise to Broadbeach and all the way down to Currumbin. For houses, the eastern side of the highway. Markets like Tugun, Palm Beach and Burleigh, but the whole of the coastline is alive. If you are looking for best value there are suburbs whose names aren’t as frequently mentioned such as Runaway Bay or Paradise Point.”
INVESTORS: “Always look to where the greatest rental demand is, and opportunities either side of the light rail and where the city’s major employment hubs are. A perfect example is Southport. It has the university, the hospital, the CBD. Labrador, Ashmore, Bundall, Robina and Surfers Paradise where there are a lot more units which are in strong demand by investors.”

INVESTORS: “The Broadbeach market has been very, very strong.”

FIRST-HOME BUYERS: “Apartments seem to be the new avenue for first-home owners where they might be able to be more centrally located without being constrained by price. I would pick Southport where there are newer more affordable townhouse developments.”
FAMILIES: “There are hidden pockets of Miami and Mermaid Waters offering affordable living and a family-friendly, village atmosphere. Also homes in Mermaid Beach and Nobby Beach that are not on the water but are still close to the beach and the shops.”
