It’s no wonder the Gold Coast has been crowned the most popular destination among people moving from capital cities to regional towns.
The Regional Movers Index, released by The Regional Australia Institute and the Commonwealth Bank, shows the Glitter Strip welcomed more than one out of 10 (11 per cent) capital city dwellers who moved to regional areas during the 2020/21 financial year.
The next popular destinations included the Sunshine Coast, Greater Geelong, Wollongong and Newcastle.

Harcourts Coastal agent Tolemy Stevens, who last week sold three beachfront apartments via Facetime to Sydney and Melbourne buyers, said the Coast had cemented itself as the place to be.
“Almost every single call I get is from someone interstate, particularly from Sydney or Melbourne looking to escape and purchase some sort of lifestyle property up here,” Mr Stevens said.
“The moment they can get out they want to be on a plane and holiday here.
“If that’s what it’s like now, imagine when the borders open and a majority of buyers can actually come here and negotiate in person. We have been undervalued for too long in my opinion.”

Veteran real estate researcher Terry Ryder says the Gold Coast is an incredibly strong market.

Veteran real estate researcher Terry Ryder has also named the Gold Coast as the nation’s growth star market in his latest Hotspotting report.
“Whenever Sydney and Melbourne go into lockdown, the phones of agents on the Gold Coast start ringing,” the report states.
“This is an incredibly strong market, thriving on the exodus to affordable lifestyle trend
and going to another level every time Sydney and Melbourne experience lockdowns.”
Pete Wargent, co-founder of national property buyer’s agency network BuyersBuyers shared a similar view – he said there had been a big shift towards southeast Queensland’s coastal and lifestyle locations particularly from Victoria.

There has been a swing away from Victoria with residents often heading for the sunshine state. Picture is Tallebudgera Creek at Burleigh Heads.

“While state borders have not always been open, even by the end of March there was a significant swing in population away from Victoria, reversing the internal migration trends towards Victoria prevailing in recent years,” Mr Wargent said.
“Queensland has had relatively few restrictions over the past 18 months, and when the opportunity has presented itself, residents have headed for the sunshine state.”
He said the biggest challenge for buyers was a lack of stock and properties selling quickly.
“Buying pre-market or off-market if you can, is a great advantage in this type of market” Mr Wargent said.
