EVERY rising star suburb has a showstopping new build — Elanora, meet ‘Villa Alcyone’.
Retail boss Theo Foukkare and his creative director wife Helen, enlisted top Coast designer, Jayson Pate, to create a lavish home inspired by the family’s European travels.
The couple and their 11-year-old daughter, Hope, were living in Burleigh Heads when they discovered a pocket of Elanora with large lots and views stretching over the ocean to the Hinterland.

“Over 20 years on the Gold Coast, we have lived in Robina, Reedy Creek, Mermaid Beach and most recently in Koala Park, Burleigh Heads,” said Mr Foukkare, the CEO of a leading national retail body.
“Even though we absolutely loved the Koala Park area, we realised we wanted a little more space and something with a vista.
“We discovered Elanora after we sold our house and were looking for a place to rent, and realised how special this area actually is with its ocean and hinterland views.”
Named for the Greek goddess of the sea, moon, calm and tranquility, Villa Alcyone has four bedrooms and three bathrooms over a 488sq m floorplan showcasing dramatic archways and curves with a spiral staircase and double-height windows.

A unique v-shaped design with an internal courtyard affords privacy, while also drawing natural light and airflow through all parts of the home.
The terraced al fresco area could be straight from a Mediterranean resort, complete with sunken lounge area and an inviting pool with glass wall feature set among greenery.
The family purchased the 890sq m block in November 2021, with Mr Pate creating a design to maximise ocean views from every angle of the elevated sloping block.
Mr Pate said Elanora was a prime candidate for growth as buyers pushed out from the beachside hotspots of Palm Beach and Burleigh Heads.

“I believe this home will begin a shift in the mindsets of Gold Coasters,” Mr Pate said.
“For some time, Elanora has been seen as a bit of a sleepy hollow, but just like the uplift other suburbs like Palm Beach and Burleigh have seen, Elanora might be the next suburb to see fast growth with buyers looking for beautiful sites, without the feeling of overpaying.”
It is the Foukkares’ first home build, although they have previously worked with Mr Pate on two boutique developments, in Runaway Bay in 2022, and Miami in 2021.
“After being together for 25 years, we think our relationship can finally handle a build,” Mr Foukkare joked.
“The concept was to have a home with the feel of a resort, as well as ensuring that even though it’s a new build it has that element of feeling as if it’s a natural part of its surroundings.”
It’s a first for Elanora
The family drew wide inspiration from their frequent travels to Europe, including most recently to Italy and France in April this year.
They were particularly swayed by the understated luxury and natural colours and textures seen in the emerging architecture of Tulum, Mexico.
PropTrack data shows house prices in Elanora were up 15.7 per cent annually, with the suburb notching up positive growth of just under 2 per cent over the last quarter, while median prices declined by more than 5 per cent in Palm Beach over spring.
The build is expected to commence in February 2023.
