A SLOPED L-shaped block in the central Gold Coast has attracted a frenzy of interest, selling after 19 days on the market.
Marketing agent Nick Baxter, of Ray White Benowa, listed the vacant 937sq m block in Ashmore earlier this month at offers over $600,000 — it sold this week for $640,000.

He said he fielded plenty of inquiry for the block with a lot of interest from potential Gold Coast buyers.
“Land is so scarce on the Gold Coast at the moment particularly in those central locations and then you’ve got the added unique aspect of it,” Mr Baxter said.
“Not only have you got water access but main river access.
“The only challenge this particular site presents is because of the steep nature of the grade of the land, it limits what builder you go with.
“It needs to be a custom build.”

Mr Baxter said the buyer, from the Gold Coast, was working on a house design for the block.
“They have had some initial consultations with a designer and are working on what will be best for the block,” he said.
Property records reveal the vendor paid $905,000 in August, 2020 for the 2184sq m Ashmore property at 12-14 Burnside Court before bulldozing the existing house and subdividing the block into three.
“The vendor is retaining the other two blocks for the meantime,” Mr Baxter said.

Mr Baxter said depending on zoning, he expected to see more subdivisions popping up.
“If the town plan allows for it, then yes, most definitely because we’ve got a land shortage in those central areas,” he said.
“There’s not many sites like these were you can subdivide as a lot of them are zoned rural residential.
“The advantage with this particular block (Burnside Court) was it was zoned low density residential which allowed for the subdivision which is essentially how the vendor was able to get three blocks.”
