Gold Coast prestige oceanside residential developments blooming

Developers are flocking to the Gold Coast, where projected increased demand around the 2032 Olympic Games means councils are flooding the region with infrastructure and high end, sustainable and luxury apartment developments are being approved, a welcome change from the status quo elsewhere.

According to the Australian Bureau of Statistics (ABS), South East Queensland is the third largest urban region in Australia and accounts for almost 90 per cent of Queensland’s total population growth.

Experienced south-east Queensland builder, Greyburn Building Contractors, is moving ahead on Immerse Projects’ boutique residential apartment project Rhythm Kirra Hill following a solid take-up from buyers eager to get into the tightly held southern Gold Coast market.

Rhythm Kirra Hill will be a seven-level residence comprising 40 coastal-inspired apartments within walking distance to the white sand of Coolangatta’s and Kirra’s world-class beaches.

Construction has officially commenced construction on Coolangatta’s newest beachside oasis, headed by Greyburn’s long-time builder/ developer John Kearney.

Greyburn is well positioned to deliver Rhythm, having successfully completed a variety of residential projects across South-East Queensland.

A limited release of one and two bedroom apartments are now selling alongside the original 2 bedroom that was released to market in late 2022.

One-bedrooms are priced from $720,000; two- bedroom from $915,000; three-bedroom apartments, inclusive of a multipurpose room from $1,355,000.

Mr. Kearney has over 20 years experience in the region and said, “Demand for premium beachside apartments on the southern Gold Coast is higher than ever, so we are excited to be officially under construction with project certainty to bring this highly-desirable project to life,” said Mr Kearney.

The selling agent for Rhythm Kirra Hill, Jayde Pezet of Pezet Matheson, says construction comes hot off the back of strong enquiry for the project.

Located on a prime corner site at the base of Kirra Hill at 30 Garrick Street, Rhythm will be framed by lush sub-tropical landscaping and offer residents a host of tailored amenities.

The rooftop will feature a pool, barbecue, and dining area. The ground level will feature a sauna, gym, outdoor shower, and meeting room, and offer the convenience of parcel lockers. Completion is scheduled for 2024.

The Rochester Broadbeach is a $250million premium residential apartment tower with 170 luxury apartments over 39 levels, set to meet demand for high-end apartments in Gold Coast’s prime location of Broadbeach.

Luxury apartment building Burly in approvals

Burly will consist of 101 luxury apartments across 24 levels at the beachfront location of 264-268 The Esplanade, North Burleigh, one of Gold Coast’s most desirable residential beachfront strips.

Rising above its reputation for being a world-famous surf break and holiday haven, Burleigh Heads is now considered one of the most prestigious addresses in Queensland, with premium apartment developments further elevating the popular beachside suburb’s status to a place where the elite want to live, work and play.

Burly is a $420million six star luxury apartment development planned for a large 2024sqm site with 40 metres of frontage overlooking the beach on The Esplanade at North Burleigh being developed by Australian property developer David Devine and his team at DD Living.

“It has been very rewarding to create a residential apartment development for such a large and prominent site in one of my favourite places in all of Queensland,” DD Living CEO David Devine said.

The development application for Burly was lodged with Gold Coast City Council in October 2022.

“A site of this size with 40 metres of beach frontage is very rare for a developer to find and we have a great responsibility to create a building that will be admired by the whole community, which I am pleased to say we have achieved with Burly” Mr Devine said.

Burleigh has experienced solid residential and commercial investment in recent years, spurring on significant growth supported by a well-placed industrial area in the western part of the suburb near the Pacific Motorway and easy access to two major international airports (just 13km to Gold Coast Airport) offering further incentive for national and international companies to set up operations in the area.

Luxury apartment marketing agency TOTAL Property Group will be managing the apartment sales at Burly.

Sentinel acquires Gold Coast Build-to-Rent site

Sentinel Fund Manager Australia, the Australian arm of leading American development and real estate investment firm Sentinel Real Estate Corporation (Sentinel), has acquired a 1.4-hectare site for development in Robina on the Gold Coast.

Located at Lots 5-8 Stadium Drive, Sentinel plans to deliver and manage approximately 300 high-quality rental apartments on the site. The new apartment community will target carbon neutral certification and a 5-Star Green Star rating from the Green Building Council of Australia, in keeping with other developments Sentinel has completed to date in Australia.

This is Sentinel’s first development site purchased in Queensland and follows the successful completion and leasing of its first Australian Build-to-Rent apartment communities in Subiaco (Perth), Western Australia, and it’s 172-apartment Build to Rent community being constructed in West Melbourne, Victoria.

Keith Lucas, Managing Director of Sentinel in Australia said: “We’re committed to delivering sustainable and high-quality living environments that provide renters with a refined rental experience and offer Queenslanders greater housing choices. The site, situated in Robina’s Stadium Village Precinct, is conveniently located only a short walk from key amenities and infrastructure including Robina Town Centre, Robina Train Station (with direct trains to Brisbane Airport), Cbus Super Stadium, Robina Hospital, and the wider Robina Health Precinct.

It is also just minutes from the planned Robina City Parklands, the first stage of the Gold Coast City Council’s proposed Greenheart Parklands, which is expected to deliver an extensive range of new amenities for the local community.
