The once sleepy Gold Coast suburb of Coombabah is awake with a rush of buyers and a flurry of big sales.
Shannon Smith of Smith & Co Realty said Coombabah was long considered one of the Gold Coast’s best-kept secrets but was experiencing a real estate surge.

He recently handled the $1.5m sale of 14 Taupo Court, the highest price paid for a non-waterfront property in Coombabah.
He said the property combined affordable luxury, high-end finishes, and a prime family location.
“We’re seeing more demand for magazine-worthy homes with premium finishes,” Mr Smith said.
“High-quality fixtures, contemporary coastal influences, and smooth indoor-outdoor flow are a must. It’s what’s driving these record sales.”

In the shadow of Paradise Point and Runaway Bay, Coombabah is emerging as the top pick for buyers who want more bang for their buck, without sacrificing lifestyle, according to Mr Smith.
The highest sale ever recorded in Coombabah was 74 Burrendong Rd, which changed hands last year for $1.52m through STRUD Property.
PropTrack data reveals the median house price in Coombabah was $957,500, up 23.2 per cent over 12 months.

Mason Niari, principal of LJ Hooker Paradise Point, sells in Coombabah and said renovations and new-builds had put the suburb on the map.
“I started selling real estate 15 years ago in Coombabah and I used to put the buyers in the car and show them the suburb, show them the waterways, the peaceful streets, good sized blocks,” Mr Niari said.
“Of course a lot has changed over the years — lots of families have renovated and some people have even knocked down old houses and rebuilt.”

Mr Niari said Coombabah offered a similar lifestyle to neighbouring Paradise Point and Runaway Bay but at a more affordable price point.
“It was a but of an unknown suburb but it’s becoming more known because it’s still quite affordable,” he said.
Recent sales in the suburb include 12 Burrendong Road ($1.37m), 69 Burrendong Rd ($1.425m), 27 Cartagena Lane ($1.3m), 28 Cartagena Lane ($1.331m) and 35 Cartagena Lane ($1.472m).

Mr Smith said Coombabah was the last coastal suburb with “affordable pricing”.
“Homes here are flying off the market at record prices, often within days,” Mr Smith said.
“Boasting larger block sizes, more space for outdoor living, and proximity to top private schools, Coombabah offers all the benefits of Paradise Point at a fraction of the price,” Mr Smith said.
“Families and downsizers alike are flocking to the area, drawn to the suburb’s wide streets, sense of community, and access to nature with its 32 per cent parkland coverage and popular boating spots along Coombabah Creek.”
