But for interior designer Kate Rayner, the creation of her Burleigh family home was never about catering to fleeting trends or embracing the latest design style.
Instead, it involved bringing together the elements she and her family love about the laid-back beachside suburb then incorporating them into their dream home.
Ms Rayner and her husband bought what was then a typical beach shack at 8 Clinton Ave in 2015 after falling in love with the property’s location.

Four years later, they set about totally reimagining the residence in a renovation which saw it rebuilt from the ground up.
“We built this as our forever home, drawing inspiration from Burleigh and other houses in the street,” Ms Rayner said.
“From the breeze blocks out the front to the retro 1960s feature tiles, we took little puzzle pieces of all different items that reflect quintessential Burleigh and incorporated them into a family home that’s unique, where every part of it is us.”

Located within walking distance of Burleigh Beach, the five-bedroom home spans two levels, and includes multiple living areas, a heated swimming pool, and vast outdoor entertaining zone complete with built-in barbecue and fireplace.
From the outdoor projector that allows for movie nights in the pool to a secret playground and the oversized garage with lockable cabinetry, no expense has been spared on the fittings and no detail overlooked in the home’s layout.

“We designed it while I was pregnant with our third child and spent a lot of time thinking about the flow of the home and its fixtures and fittings,” Ms Rayner said.
“We wanted to create texture, interest and feeling, but it’s also built to be low- maintenance.”
Even the home’s orientation is carefully considered, with the property positioned to capture the best of each season.
“Previously, the house had a different orientation, but this takes in the best of the winter sun while the hot summer sun goes straight over,” Ms Rayner said.
The house was meticulously designed.
The property is described as ‘mid-century modern meets tropical luxury, with a dash of coastal flair and spritz of Studio 54’ and Ms Rayner noted it was an apt description for a home built with thought, love, and passion.
“It just has a beautiful vibe to it,” she reflected.
“It’s built with heart and soul, everything’s thought through and you can feel that in its walls.”

Ms Rayner noted it was also a home filled with great memories, including movie nights in the pool, and evenings spent with family and friends.
“We’ve had a lot of fun entertaining but one of my favourite spots is the hanging chair in the outdoor area.
“It’s my happy spot where I can take time out, see the kids in the pool, or just simply watch the sun set.”

Although built as a family home, Ms Rayner noted the property was also ideal for professionals or as a holiday home or short-term rental.
“It has all the things you could want long-term, it’s built to last, is designed to be low- maintenance, and the location is incredible,” she said.
“It’s three streets from the beach, you can walk anywhere and there’s amazing restaurants on the corner, but the house is quiet and private and the kids can play on the street.”

Having enjoyed living in her bespoke Burleigh home, Ms Rayner’s family is set for a new chapter and her design skills are set to be further showcased with the launch of own interior design firm.
